You need to get a written consent from Ricky prior any modifications. Please write us an email. Just remember to return the apartment the way you first found it.

95% of the time, water, gas and power outages are caused by two things: either there is an area-wide outage, or somehow a bill for your unit didn’t get paid. Either way, your best first move is to contact the relevant utility provider (LADWP: 1-800-DIAL DWP (1-800-342-5397), Santa Monica Public Works: (310) 458-8531, (310) 434-2672)

After the initial lease term, your lease automatically goes month-to-month, after which you may leave at any time, provided you give us 30 days’ advance, written notice. You may also contact the office if you wish to secure another 12-month lease after your initial one.
What are the options for breaking my lease?
Depends on the situation. Please contact the office as soon as you know that you need to break it. Usually you are responsible for the rent until we could replace you with another qualified renter. You will not get your security deposit back until a new renter take over the unit.

Some pets may be allowed with additional deposits, documentation and rents may be required, please inquire.

Locksmiths can help! We recommend you to contact Simon (310) 314-2116. If your lock is ever changed, please let us know (so we can arrange to get a copy for emergencies).

Your lease agreement requires you to carry a renter insurance in case of fire, flood, theft, accident, etc. Please make sure to give us your copy of the insurance when you get one.

A late fee will be applied to your account after the first 1st. As long as the mail gets stamp on the 1st, you’re safe! 😊 Remember, the rental payment should be mailed to P.O. BOX 5718 Santa Monica, CA 90409
